Frequently Asked Questions - Damage Restoration in Renton, WA
We've restored homes across Renton, Tukwila, Kent and the Eastside since bringing DryMark here in 2011. These are the questions we answer most often on the phone, so we're putting the answers right here in writing.
Pricing & Cost FAQs
Most residential water damage jobs in Renton run between $1,200 and $5,800 depending on the category of water, square footage affected, and how many building layers need drying. A clean water leak in a single room with accessible crawl space typically sits at the lower end. Category 2 or 3 water, or damage that wicks into wall cavities and subfloors, pushes toward the higher range because we need more equipment days and controlled demolition. We quote every job in writing before we start, under Clause 1 of The Haven Standard. Call (360) 469-6341 for a free written estimate with line-item pricing.
Most homeowners policies cover sudden and accidental water damage, though coverage varies by carrier and endorsement. What determines whether your insurer pays without a fight is documentation. We photograph everything we find, log daily moisture readings room by room, and format our reports the way adjusters expect. Since 2011, DryMark's drying logs have been built specifically for this. We coordinate directly with your adjuster and bill your carrier when the policy allows. Call (360) 469-6341 and we'll review your coverage specifics during the assessment.
No. Written estimates are free. A technician visits your property, documents the damage with photos and moisture readings, and delivers a flat-price scope in writing before any work begins. That's Clause 1 of The Haven Standard. No commitment required to get the number.
Low bids usually skip steps that show up later. Undersized dehumidifiers that run longer, no moisture mapping so wet pockets get missed, or no documentation your adjuster will accept. We price for drying to a measurable standard with the equipment and labor to hit it. You get the written scope upfront, so you see exactly what you're paying for and what you're not.
Service & Process FAQs
We inspect, document, and quote. The technician walks the affected areas with a moisture meter and thermal camera, identifies the water category and migration path, photographs conditions as found, and takes readings we log by room. Within the visit, you receive a written scope with flat pricing and equipment placement plan. If you approve, we begin extraction and setup immediately. If not, you keep the estimate and owe nothing.
Most residential drying projects complete in 3 to 5 days. Light Category 1 damage with good airflow may finish in 2 days. Heavy saturation in wall cavities, hardwood floors, or insulated ceilings often needs 5 to 7 days. We don't guess at dry. We measure daily with calibrated meters and show you the readings. The job ends when materials hit their documented dry standard, not when the equipment gets picked up.
Not usually for clean water damage. We contain the work area with plastic sheeting and negative air when needed, and we place equipment to minimize noise and disruption. For Category 3 sewage backups or extensive mold remediation, temporary relocation may be safer and more comfortable. We discuss this during the written scope review so you decide before work starts.
Yes. We dry first, then scope the reconstruction separately. Mitigation is priced and executed immediately. Rebuild is quoted in writing once dry, with a new flat price and timeline. This two-phase approach prevents the scope creep that happens when one contractor blurs emergency work with remodeling. You approve each phase independently.
Brands & Parts FAQs
We deploy commercial-grade equipment sized to the job, not residential units from the hardware store. For extraction we use truck-mounted and portable units from Dri-Eaz and Phoenix. For air movement we use axial and centrifugal fans from XPOWER and B-Air selected by room size and airflow need. Dehumidification runs on LGR units from Dri-Eaz and Phoenix sized to the cubic feet and vapor load. Every piece gets logged on your job record with placement map and daily readings.
Rated capacity and actual performance differ. A dehumidifier's listed pints-per-day assumes ideal conditions that don't exist in a wet Renton crawl space in January. We size equipment using the IICRC S500 formula based on cubic feet, surface area, and vapor pressure, then select brands with verified performance curves at low grain depression. Dri-Eaz and Phoenix LGRs maintain efficiency as humidity drops. XPOWER and B-Air fans move rated CFM at static pressure. The brand is less important than the sizing math, but we use equipment we can trust the numbers on.
Sometimes, after source removal and drying are complete. Ozone works for unoccupied spaces; hydroxyl for occupied. We don't mask odors with fragrances. We eliminate the source, then verify with olfactory assessment and sometimes air sampling. If odor treatment is needed, it's in the written scope with duration and safety protocol.
Licensing & Insurance FAQs
Are your technicians licensed and insured?
Every pro working under our name is required to hold the license and insurance Washington requires for their role. We verify this before they arrive, and license numbers are available on request. The local business carries general liability and workers compensation. We're happy to provide certificates of insurance to your property manager, HOA, or adjuster.
What certifications should a restoration company have?
Look for IICRC certification in Water Damage Restoration (WRT) and Applied Structural Drying (ASD) at minimum. These indicate training in moisture science, psychrometrics, and the drying standards insurers recognize. Our technicians hold these and maintain continuing education. Certification matters because it means the technician understands why equipment is placed where it is, not just how to plug it in.
Is DryMark Restoration independently owned?
Yes. This location is independently owned and operated, led by Alicia Brennan, serving Renton and surrounding communities. We're part of the DryMark Restoration family of brands, which provides the documentation standards, pricing integrity framework, and equipment buying power that keep our rates competitive. The local team lives here, works here, and answers to this market.
Emergency & Response FAQs
We answer calls during business hours, Monday through Saturday 7:00 AM to 7:30 PM, and Sunday 7:00 AM to 7:30 PM. A live coordinator takes your information and connects you with the local team. For active water damage, we prioritize same-day response when called during operating hours. We don't promise arrival windows we can't control, but we do promise a real person answers, a real technician calls back with a real timeline, and a text when they're on the way.
Stop the source if you can do so safely. Turn off circuit breakers to wet areas if water is near outlets or fixtures. Remove small valuables and items that stain. Don't enter rooms with sagging ceilings or standing water over energized floors. Don't use a household vacuum on water. Document conditions with your phone photos for your insurer. We'll handle extraction, contamination assessment, and equipment setup when we arrive.
We work throughout Renton and the surrounding communities including Tukwila, SeaTac, Kent, Mercer Island, Des Moines, Issaquah, Bellevue, Maple Valley, Sammamish, Auburn, and Seattle. We know the local building stock, from mid-century ramblers in Renton Highlands to newer construction in Benson Hill, and we understand how King County's wet winters and varying drainage conditions affect moisture intrusion patterns here.
Active water intrusion from a failed supply line, sewage backup, or storm breach needs immediate response to prevent secondary damage and mold growth. Standing water doesn't improve with time. A small leak you've contained and stopped, with no visible wicking into walls, can often be assessed during regular hours. When in doubt, call (360) 469-6341 and we'll help you triage over the phone.
Warranty & Guarantees FAQs
Every job carries a written warranty included in your scope documents. For drying work, we guarantee materials reached documented dry standards verified by calibrated moisture meters. For reconstruction, workmanship warranties apply per trade standard. The Haven Standard requires this in writing before work starts, so there's no ambiguity about what's covered and for how long. Specific terms vary by job type and are spelled out in your agreement.
Our mold remediation warranty covers recurrence in treated areas when the underlying moisture source was addressed as scoped. If we identified and fixed the source, treated affected materials per protocol, and passed post-remediation verification, recurrence in that area is covered. If new leaks develop or humidity control fails after we leave, that's a new event. We document moisture source, treatment protocol, and clearance results so the distinction is clear.
The Haven Standard is the five-clause framework every DryMark branch works to: Have it in writing, Arrive on schedule, Verified crews, Evidence on every job, No surprises. It was built from an adjuster's frustration with badly documented claims. Clause 1 means your price and scope are written before work starts. Clause 4 means you get photos and readings of what we actually found, not what we say we found. The standard applies to every job, and the documentation belongs to you.
Yes. Your complete job file, including daily moisture logs, equipment placement maps, before-and-after photos, and final dry-standard verification, is delivered at completion. Insurers receive formatted reports in the structure adjusters expect. You keep the originals. This documentation is what turns a restoration invoice into a paid claim, and it's yours to keep.
